Villa LES ROCHES offers a spectacular view over Flamands Bay and Bonhomme Island. Its chic decor creates a soothing atmosphere, with a living room consisting of an air-conditioned lounge furnished with sofas and armchairs covered with gray and green cushions. The dining room gently blown by the mild tropical breeze welcomes twelve guests in a luxurious atmosphere. A second very private lounge is located near the main room for pleasant movie nights watching the large HDTV. As the trade winds gently sweep the property, you’ll enjoy relaxing in front of the amazing deep-blue ocean view.
At the front of villa LES ROCHES, the terrace opens fully onto the breathtakingly beautiful ocean view. The heated infinity swimming pool welcomes guests near the comfy sunbeds protected by umbrellas in front of Chevreau Island. At the front of the villa, you’ll find a charming pergola with an outdoor lounge perfect to sip an evening cocktail or read in the tropical breeze. On the hillside, a second terrace is located at the back of the villa, open onto the living room and furnished with a lounge with benches and cushions, for delightful moments in the fresh and cool vegetal decor.
Villa LES ROCHES consists of five air-conditioned bedrooms with adjoining bathrooms, furnished with king size beds and open on the terrace. The views over the ocean and hills create an exotic atmosphere in the romantic decor made of bright curtains, cozy cushions and pillows, and charming baroque frames. The five bedrooms are spread over two levels, with three bedrooms on the main level, two of which are in a separate bungalow. The other two ones are located on the lower level accessible via a staircase, close to the air-conditioned fitness room with ocean view.
Between the ocean and the hills, the vacation rental villa LES ROCHES is the perfect place for a ten-people stay in the Caribbean. It can be rented with the neighboring villa LES PALMES, to form a twenty-people private complex.

Terms of booking:

- The Tenant undertakes to pay a deposit equal to 30% of the amount of the rent at the time of booking.
- The reservation will be confirmed only after receipt of the deposit by the Agency.
- The balance will be settled 60 days prior to arrival (special conditions for the festive period).
- For bookings made less than 60 days before the date of arrival, the Tenant must pay the total cost of the rental at the time of booking.
- No reservation will be considered confirmed before receipt of the deposit by the Agency and the signature of the rental contract.
- Note : The Tenant undertakes to pay a deposit of an amount equal to 50% of the amount of the rent at the time of booking.

Cancellation policies:

- In case of cancellation more than 90 days before the date of arrival, no penalty will be applied to the tenant who will be reimbursed the full of his deposit, less the expenses of reimbursement.
- In case of cancellation between 90 days and 60 days before the date of arrival, the Agency will keep the deposit of 30%.
- In case of cancellation less than 59 days before the date of arrival, the Agency will keep the entire amount of the rental.

It can be reached walking from the Colombier belvedere and the Route de Flamands, where you'll come across a few goats, or by boat. Colombier beach can be accessed via two hiking trails along which you can enjoy the outstanding beauty of the island of St-Barths. One starts from Flamands, and the other from the Colombier belvedere. From here, you'll be hiking through St-Barths nature for around 20 to 30 minutes, during which you may come across a few turtles and goats along the way. Make sure you wear appropriate footwear, as the road is steep and sloping. And why not picnic along the way or upon arrival in the exceptional Colombier Bay.

Colombier's exceptionally beautiful beach is ideal for snorkeling enthusiasts. It can be reached by boat or walking via two paths, one starting from the Colombier belvedere and the other from Flamands via Petite Anse. Classified as a Nature Reserve, the site is home to many marine species: parrotfish, remora, coral fish, stingrays, moray and eels between the rocks and barracudas, as well as seagrass beds where green turtles take refuge. Closer to the reefs, the northern part of the beach is more quiet as there are less boats, and therefore more suitable for snorkeling.

What does the price include?

All our properties for rent propose a wide range of amenities, however it varies according to the type of villa. Please check the precise list of amenities in each property to know exactly what the villa you’ve chosen includes. For example, it may be a villa with a heated pool, a jacuzzi, a gazebo, a fitness room, a tropical garden, a professional kitchen, king size beds, an air-conditioned lounge… Prices may be different regarding all these types of services.

What is the booking process?

First you have to choose the villa you wish to stay in on www.myvillainstbarth.com.
After you’ve chosen your villa, please contact our booking service who’ll manage your request.
You can get in touch with us through the website, once you’ve selected your dates and you’ve clicked on the “Book” button.

First you’ll have to sign the contract, then pay a deposit (30% of the amount, and 50% for the festive period) to secure your reservation. As soon as the deposit is paid, your booking is confirmed.
The balance is due 60 days (90 days for the festive period) prior to arrival.

A reminder notice will be sent seven days prior to the deadline for the final payment. Payments can be made via credit card, wire transfer.

Please be aware that villas enforce strict cancellation policies. It is strongly advised to purchase trip insurance upon booking to safeguard your interests.

How many people can stay in a villa booked ?

Villas typically limit occupancy to double occupancy per bedroom, allowing only 2 guests per bedroom. While it may be feasible to include one additional guest beyond the listed maximum occupancy, approval from the owner is an obligation. Additional guests may incur charges for an extra rollaway bed and/or surcharge. Each property has its own set of regulations and requirements.
Please be aware that infants and children are counted as guests and should be included in the total party size. It is important not to assume that children are exempt from the guest count when making reservations.

What is the minimum stay in a villa ?

Usually, villas require guests to stay for a minimum of 5 to 7 nights. This is due to the extensive time, costs and resources needed to prepare the property for the next guest, a process that differs significantly from hotels. Consequently, villas necessitate longer stays compared to hotels.
During the Christmas and holiday seasons, villas may enforce a minimum stay requirement of up to 14 nights.
Occasionally, properties may consider waiving the minimum night stay requirement if your travel dates are within 45 days or fit into an availability gap.

Can I wash my clothes at the villa ?

Each of our villas is equipped with a washing machine, and the majority also feature a dryer. However, these appliances are primarily designated for use by the housekeeper for household laundry tasks, with a few exceptions. Notably, villas in St. Barts typically do not provide accessible washers or dryers.
Access to these appliances is generally restricted due to liability concerns and insurance policies. Misuse of the washing machine and dryer can result in flooding and other liabilities, hence the restriction is in place for the mutual benefit of our guests and villa owners.
Recognizing the importance of having laundry facilities available during your vacation to lessen packing burdens, the housekeepers are typically willing to assist with your laundry needs for a nominal additional fee, which can be arranged during your stay at the villa. We also recommend reaching out to your concierge to inquire about the possibility of accessing these facilities.
